When the deli in one of his flagship office buildings closed during COVID, real estate broker Matt Waldon saw more than just an empty space — he saw a missing heartbeat. What had once been a daily ritual and gathering spot for tenants had disappeared, leaving the lobby without energy, comfort, or connection.

What the building needed wasn’t just a replacement tenant. It needed an experience — something that would draw people in, create community, and elevate the environment. Matt envisioned a coffee bar that felt more like hospitality than convenience: barista-led, high-quality, and paired with fresh baked goods that gave people a reason to linger.

That vision led him to Jonah Ott, founder of Viewfinder Coffee Roasters. Their conversations revealed a shared belief: great coffee could be the spark that reshaped how people experience the workplace. Together, they began building something new.

What started as a modest cart soon evolved into a refined, intentional model designed for the modern office. Today, Hybrid creates custom-fit coffee bars that turn lobbies into vibrant social hubs — places where quality meets comfort, and where work feels just a little more like home.

    Matt has spent the past two decades in DFW commercial real estate, with a focus on office leasing. He has represented ownership groups ranging from local investors to global institutions and brings a deep understanding of the economics behind every leasing decision—from OPEX and capital improvements to the ROI of differentiated amenities. Hybrid was born from a need Matt saw firsthand: in a post-COVID world, tenants expect more. Better coffee. Better service. Better spaces.

    Jonah’s journey in coffee began early—at just 17 years old, he earned the title of Coffee Master at Starbucks, setting the tone for a career defined by both passion and excellence. Since then, he has spent over a decade immersed in the coffee and hospitality industry, serving as a lead educator at Texas Coffee School and head roaster for two separate companies before launching his own: Viewfinder Coffee Roasters.

    Through Viewfinder, which he has successfully operated for over four years, Jonah has helped launch more than two dozen café concepts and actively supports the success of over 30 coffee programs across Dallas-Fort Worth. With a strong background in training, operations, and brand development, Jonah brings both strategic vision and hands-on expertise to everything Hybrid represents.

    Elijah brings a rare and valuable perspective. As a certified Q Grader — the coffee industry’s equivalent of a sommelier — he offers world-class quality control and sourcing insight, informed by hands-on experience at origin in China and Indonesia. With a background in commercial real estate acquisitions and development, he also oversees site selection, deal structuring, and backend operations for Hybrid. Every location we open is viable, intentional, and aligned with ownership goals.
